Do you allow pets?
Non-aggressive pets are welcome, and all pets must be registered at the Resort Office. There are a maximum of 2 pets (dogs and cats) per site. No wild or exotic animals are allowed. Pets other than dogs or cats require resort management approval. Pet owners must have proof of their pet’s current vaccinations. Noisy, vicious, or unruly pets are not allowed. Guests who are unable to control their pets will be asked to remove them from the premises, or the animal may be taken by local animal control authorities.
Who owns or manages the resort?
The Tides RV Resort is owned and professionally managed by Zeman Homes & Resorts. Our on-site team consists of Management, Reservations, Housekeeping, Maintenance and Gate Staff to care for all our guests.
What size are the RV sites at your resort?
Our RV sites are 30 x 80 to 100 feet deep. The clay brick paver pads are 25 x 75 to 25 to 100 deep.
What is your preferred method of payment?
All major credit cards accepted.
What times are Check In & Check Out?
Check in time is 3:00 pm. Check out time is 11:00 am.
What is your Cancellation Policy?
Stays of 30 days or more:
- If cancelled 60 days prior to arrival, $500 cancellation fee will be applied.
- If cancelled less than 60 days prior to arrival, the total deposit amount will be forfeited.
Stays of 30 days or less:
- If cancelled within 72 hours prior to arrival, payment will be refunded in full.
- If cancellation occurs less than 72 hours prior to arrival, the total payment amount will be forfeited.
What are your rates?
Our rates are based on season, length of stay and site type. You can book a reservation online or by contacting our office directly at 941-212-0777.
Do you have restrictions on RV types?
We welcome Motorhomes, Fifth Wheels and Travel Trailers 10 years old or newer. If your unit is older than 10 years old, please provide pictures to Management for consideration.
Do you offer Full Hookups?
The Tides RV Resort includes all utilities in our rates: electric, water, sewer, trash, cable and WiFi.
Do you have a laundry facility?
Yes, we have two on-site laundry facilities for your convenience along with dedicated pet laundry machines.
Do you have to be 55+ to stay at The Tides?
The Tides RV Resort is an age-qualified resort for guests who are 55+. We do welcome guests under the age of 55 as well.
Do you have picnic tables on each site?
Our RV sites are not currently equipped with picnic tables. We find that guests like to personalize their sites and create their own outdoor seating spaces.
How close is The Tides to the beach?
The Tides is conveniently located near several beaches including Anna Maria Island, St. Pete Beach, Manatee County Beach and many more. The closest beach is approximately 15 miles away.
Do you offer on-site storage?
Unfortunately, The Tides does not have an on-site storage area. However there are local storage facilities within a 3 mile radius of The Tides.
